  1. The contract of hire is for short term holiday purposes only and is between the owner of the property and the
    hirer(s). The owners reserve the right not to accept prospective bookings.
  1. Bookings are accepted, for named people on the booking form only, on receipt of a fully completed signed
    booking form and payment for the holiday.  If the booking is less than 56 days from the commencement of the holiday then a cheque for the final payment must also be included with the booking form.
  1. The balance of the hire fee must be paid at least 56 days (8 weeks) ahead of the start of the holiday.
  1. Every attempt is made to ensure the property is clean and equipment in good working order. If the hirer is dissatisfied with any aspect contact the owner directly. To address aspects of dissatisfaction or items that need urgent attention the hirer must allow reasonable access.
  1. The property will be available by 4pm, at the latest, on entry days and must be vacated by 10am on day of departure.
  1. Hirer(s) must undertake to take good care of the property and its contents and must leave the property in a clean and tidy state.
  1. Beyond normal wear and tear, hirers are liable for the cost of all damage repairs, replacements for breakages and loss of items that occur during the hire period. Hirers are responsible for arranging their own holiday insurance.
  1. When accepted, one well behaved dog may stay when appropriate fees are paid. Dogs are not permitted on furniture or allowed upstairs at any time or to be left unattended at the property. The property internally or
    externally must not be fouled.
  1. Excessive noise is not permitted and hirer(s) must not cause a nuisance to occupants of nearby properties.
    The property is strictly non smoking.
  1. Failure to vacate the property at the end of the hire period will incur charges at the tariff rate applicable for the
    next hire period(s) and any other costs attributable to the extended stay incurred by third parties.
  1. The 25% deposit is non returnable. If the final due balance is not received on time the booking will be deemed to
    be cancelled.
  1. If hire charges have been paid in full, reimbursement rates that apply  for cancellations in writing are: -
    • Dog refund in full on all occasions
    • Not less than 7 weeks from holiday start - 35% of hire charge. Not less than 6 weeks -25%  of hire charge. Not less than 5 weeks -  15% of hire charge.
    • Less than 5 weeks -  no refund.

Hirer(s) are reminded that it is their responsibility
to arrange holiday insurance for themselves
and that the policy provides adequate cover.
